The main tenant is a designer and manufacturer of exercise equipment; another tenant provides physical rehabilitation for cardiac patients, using equipment from the main tenant and providing user feedback for the manufacturer. A major design challenge was to create an environment which incorporates manufacturing uses while still being comfortable and attractive for other tenants and visitors. A common atrium serves as an employee lunch/break area as well as a gathering space for special events.

The site includes a pond which serves the stormwater control needs of the development; the building maximizes views of the pond and the woods beyond by locating offices and the atrium to the back side of the building with the back wall being largely glass. An important goal in the design was to work with the natural topography and landscaping as much as possible.
